本文对我国不动产征收的相关概念，法律法规进行了阐述，对城市和农村集体的不动产征收的政策的差异进行了分析和评价，并对当前的城乡土地征收二元化模式的危害进行了阐述，提出了建立城乡统一不动产征收制度来解决城乡不动产征收政策差异所带来的问题，并对对其做了比较完整的叙述。”

Therefore, real estate collection becomes the most main way to acquire land and space. The current collection of real estates in China mainly refers to the collection of land and housing demolition, due to a series of historical and realistic reasons, conflict caused by the land acquisition and demolition break out over the country, which becomes a heavy topic . How to solve the current problems in real estate collection is an important content to guarantee the healthy development of economy as well as the construction of harmonious society.
In this dissertation,the related concepts, laws and regulations of realty collection were introduced, the differences of realty collection policy between city and the countryside are analyzed and evaluated, and the current harm of binary mode in land expropriation of urban and rural areas was expounded. This dissertation also proposed consolidated urban and rural estate collection system to solve the problems caused by policy difference and presented a relatively complete narrative.
